Plain summary. We help you find apartment options for free. We are not the landlord, we do not control pricing or availability, and we cannot promise you will be approved. Anything a property tells you must be confirmed with that property before you rely on it.
These Terms govern your use of thedoubleh.us and the apartment placement support we provide. By using the site or submitting the enquiry form, you accept them. If you do not agree, please do not use the service.
The Double H helps renters find available apartment options in South Florida. We gather what you are looking for, help identify properties that may fit, ask properties about current specials where possible, and help you move toward a tour or application.
Our service is free to renters. We may be compensated by participating properties, owners, management companies, or brokerage partners when a lease is successfully completed. This may influence which properties we are able to present, and you should take that into account.
Pricing, availability, concessions, specials, deposits, fees, lease terms, square footage, amenities and approval requirements change constantly and vary by unit and move-in date. Everything we pass on comes from third parties and may be out of date or incorrect by the time it reaches you. Confirm every detail directly with the property before you apply, pay anything, or rely on it. We do not guarantee availability, pricing, incentives, approval, or that any particular apartment will be found for you.
When you tick the contact box, you agree we may call, text and email you about your apartment search, including with automated or prerecorded messages. Consent is not a condition of any service or rental. Message and data rates may apply. Reply STOP to any text to opt out, and see our Privacy Policy for how we handle your details.
We support equal housing opportunity. We do not discriminate, and will not act on requests to steer toward or away from properties, on the basis of race, colour, religion, sex, disability, familial status, national origin, or any other class protected by federal, Florida, or local law.
Properties and management companies operate independently and under their own terms and privacy policies. We are not responsible for their conduct, their decisions, their fees, or the condition of their units.
The service and this site are provided “as is” and “as available”, without warranties of any kind, whether express or implied, to the fullest extent permitted by law. To the fullest extent permitted by law, The Double H is not liable for indirect, incidental, special, consequential or punitive damages, or for lost opportunity, arising from your use of the service, from information supplied by a property, or from any lease you enter.
Nothing in these Terms limits liability that cannot be limited by law.
These Terms are governed by the laws of the State of Florida, without regard to conflict-of-law rules. Disputes will be brought in the state or federal courts located in Florida.
We may update these Terms. The effective date above shows when they last changed, and continuing to use the service after a change means you accept the updated Terms.
